The call
On the call, an agent can explain which new-build properties are currently available, where they are, their fixed prices and what those prices include. The agent can answer questions about builders, land, construction stages and the documents available for review. Inventory can change, so any property detail must be checked against the current list.
The property rundown
The agent may ask whether there is already an SMSF and what sort of information you need. They should not decide that your fund can buy, recommend creating or using an SMSF, or infer suitability from a balance. ASIC has specifically warned real estate agents about crossing into unlicensed SMSF financial advice.
Your independent checks
If a property looks worth examining, the next step is to receive the actual property and contract information and take it to a licensed financial adviser, accountant and solicitor or conveyancer as relevant. These professionals answer different questions; none is replaced by a website calculator or a sales call.
Stopping contact
You can end the conversation or ask the team for no further contact. Ask the person who contacts you to record that preference. Verified phone and email details will also be available on the contact page before public release.
